Permits have been issued for the construction of a multi-family building at 812 North Holly Street in BelmontWest Philadelphia. Designed by Designblendz, the new building will stand three stories tall and hold three apartments. In total, the building will span 2,960 square feet. Permits list construction costs at $450,000.

The building will feature an exterior quite similar to other developments throughout the city and will be an attractive addition to the block. The two base floors will be clad in brick, matching the neighboring structures. Minor ornamentation will be located above windows and the front door, as well above the second floor, serving as a cornice. The neighboring buildings stand two stories tall, and from the street, the building will match the height, with the third floor set back. Here the design will change to gray metal paneling, which will likely lower construction costs.

The new building will be replacing a vacant lot, although it is not entirely visible in the above image due to the street trees. The lot comprises a small patch of grass bordered by a pair of two-story brick rowhomes with small front porches.

The new building will offer a pleasant change for the property, helping fill in one of many gaps left during the the neighborhood’s postwar period of decline. The added density makes sense in the location, due to its presence in a highly walkable area and proximity to transit. As more dense development arrives in the vicinity, the area’s resurgence will only strengthen, and nearby commercial corridors such as Lancaster Avenue will thrive.

No completion date is known for the project at this time, though construction may be complete by 2023.
