A recent site visit by Philly YIMBY has discovered that construction is well underway at five-story mixed-use development at 3515 Midvale Avenue in East Falls, Northwest Philadelphia. The building will rise from a 13,050-square-foot footprint and yield 40,500 square feet, with 36 apartments and three commercial spaces on the ground floor, measuring 2,800, 1,200, and 565 square feet, and will also offer a roof deck and 12 bicycle spaces. Tester Construction is the contractor for the project. Construction costs are listed at $5.6 million.

The development at 3515 Midvale Avenue is one of many new additions to the rapidly growing, picturesque Northwest Philadelphia neighborhood situated on the north bank of the Schuylkill River. Is it close to a regional rail stop?
It is very, very close to the East Falls Station. However, with post-pandemic return to work, many inbound rush hour trains are rolling into East Falls nearly full already with a couple hundred people waiting to board there. With four large new residential units under construction currently in East Falls and at least two more in the works beyond, we are sorely in need of a doubling of regional rail capacity, at least serving the Zone 1 stations on the Manayunk-Norristown line.
