A recent location visit by Philly YIMBY has revealed that a site has been cleared for the construction of a four-story, 30-unit mixed-use building at 5959 Ridge Avenue in Roxborough, Northwest Philadelphia. The development will span 31,785 square feet and will feature ground-floor commercial space, as well as bicycle parking, a roof deck, and full sprinkling. Permits list Jeremy Avellino as the design professional, Knight Rider Construction as the contractor, and a construction cost of $3.2 million.
YIMBY last reported on the site in January, shortly after construction permits were issued. Since that time, the Goodyear auto service facility has been completely demolished and the plot leveled, though excavation has apparently not yet started. The rendering posted at the site seems to match the design that is available online, leading us to believe that construction is still on track as planned.
The development, also known under an alternate address of 5959-63 Ridge Avenue, is situated on the eastern corner of Ridge and Monastery avenues. The drab auto facility, with its enormous paved lot and deep setback, was an eyesore on a streetscape notable for stately prewar buildings and quaint residential properties. The new mixed-use building will be a vast improvement for the site, while the commercial space will help animate the pedestrian experience.
