Construction is making significant progress at Edgewater Apartments at 230 North 23rd Street in Logan Square, Center City, as a recent site visit by Philadelphia YIMBY revealed. Designed by JKRP Architects, the seven-story building will span 145,473 square feet and offer 180 residential units, which will range from studios to two bedrooms.
The Edgewater Apartments development is situated in the northwest corner of Logan Square and Center City as a whole, just to the south of Interstate 676 (fortunately for the residents, two off-ramps and wide green medians separate the building from the highway proper by around 170 feet, roughly a full city block). The latest building is an extension of the existing Edgewater complex, which is anchored by a 13-story high-rise building situated at 2323 Race Street across the street to the west. The new structure rises just to the north of the Edgewater Garage, which is cleverly concealed from street view by a row of traditionally-styled townhouses.
YIMBY last visited the project site in December, when excavation had just started. Nearly half a year later, the foundations have been completed and the steel structure for the lower two levels has been assembled.
It appears that work has reached a notable milestone where, according to permits, the structural type will transition from type IA on the lower floors to IIIA on the floors above. Those levels will be comprised of modular construction with fire retardant treated studs and sheathing.
At this pace, we expect the majority of structural work to be completed by the end of the year and the building to open some time in 2023.
