Permits have been issued for the construction of a four-story, seven-unit apartment building at 4023 Haverford Avenue in Haverford North, West Philadelphia. The development will replace a three-story rowhouse located on the north side of the block between North 40th and North Preston streets. Designed by the 24 Seven Design Group, the building will span 10,134 square feet and will feature a basement. Permits list Gazi Ataseven as the contractor a construction cost of $1.5 million.

The new building will measure 20 feet wide and 174 feet long, leaving space for a 30-foot-plus-long rear yard. The structure will rise 38 feet to the top of the main roof and 40 feet to the top of the parapet.

The development will replace a three-story prewar rowhouse. Despite the building’s age, its destruction will not constitute a notable loss given its dilapidated condition and a lack of historic ornamentation, which had been stripped over the years. The new building will be crafted in a similar rowhouse style, which will make for a fine fit for the rowhouse-lined block. In the meantime, the increased density will add much-needed housing stock to a neighborhood that sits just to the northwest of booming University City.

The route 10 trolley runs a block to the east along Lancaster Avenue. The Penn Presbyterian Medical Center sits within a nine-minute walk to the southeast, with Drexel University situated within several blocks further east and University City stretching to the south.
