Construction Not Yet Started at 933 North American Street in Northern Liberties, North Philadelphia

A recent site visit by Philly YIMBY has noted that construction has still not started at a three-story building proposed at 933 North American Street in Northern Liberties, North Philadelphia. A permit issued in June 2021 specified a front and rear third story addition, and a July permit excluded a front addition altogether and called only for a rear addition.

The site is rather centrally located, as it sits within close proximity of several notable attractions. The property is located across from the Liberty Lands park and a block away from Liberties Walk and The Piazza, and a further block from the extension of the latter project, which is currently under construction. Rivers Casino and the Delaware River waterfront are situated within a roughly ten-minute walk to the east. Old City may be reached within a 15-minute walk to the south, and the Temple University campus is situated within a half-hour walk to the northwest. In terms of transit, the Route 15 trolley runs along Girard Avenue within a five-minute walk to the north and the Girard Avenue station of the Market-Frankford Line is situated within a nine-minute walk to the northeast.

Despite its central location, the block’s quaint prewar makeup, which ranks among the city’s oldest districts, hardly calls for any significant new development. As such, perhaps the continued lack of development at the property is for the better, although we would not mind at all if the planned extension is crafted in a non-intrusive, well-designed manner.
