A recent site visit by Philly YIMBY has revealed that construction work is well underway at a six-story, 127-unit development at 1901-19 East York Street in East Kensington. The project is situated on the eastern corner of the intersection of East York and Jasper streets. Designed by LRK, the structure spans 115,293 square feet and will offer artist studio space on the ground floor. Features include elevator service, balconies, a green roof, and 27 parking spaces. The roof deck promises to offer sweeping skyline views, given the building’s prominence over its surroundings. Permits list Equinox Management & Construction as the contractor and specify a construction cost of $20.4 million.
YIMBY last reported on the development in July 2021, when we announced that permits had been issued. Since that time, considerable construction progress has been made, with four wood-framed floors rising above a single-story steel-framed base. The building has almost reached its final height, which will rise above 70 feet.
The development rises two short blocks east of the York-Dauphin Station on the Market-Frankford Line, which runs above the Front Street commercial corridor. In recent years, the surrounding blocks, particularly to the east of Front Street, have seen a surge of predominantly residential construction. These new developments, many of which feature ground-floor retail, are rapidly revitalizing a neighborhood that has not seen any notable growth in decades, and make effective use oof the city’s transit-adjacent properties.
