Permits have been issued for the construction of a multi-family building at 2625-33 West Jefferson Street in Brewerytown, North Philadelphia. Designed by KCA Design Associates, the building will stand four stories tall, with a roof deck located at the top of the structure. The building will hold 27 residential units, and span 31,161 square feet.
The new building will feature a two-toned modern design, making use of different brick to create for an interesting look. At the ground level, the bottom two floors will be clad in darker gray brick, while the upper three floors will see the usage of lighter gray/white brick. Alterations in the structure’s massing allows for nicely situated balcony spaces (which will feature glass railings), and garden space at the ground floor level. The upstairs roof deck will provide residents a valuable and pleasant outdoor amenity space, including outdoor seating and dining space in addition to potted landscaping.
The new building is replacing a vacant lot, one of the largest in the surrounding area. The lot is a grassy field that was once home to other residential structures. Unfortunately, during the neighborhood’s past decline, these buildings, along with many others met the wrecking ball as demand for housing in the neighborhood collapsed. This demand has more recently come surging back, however, meaning it is unsurprising to see this property being redeveloped into 27 housing units.
A curb cut will be created to the building rear/side along Bailey Street, where a drive aisle ramp lead down to an underground parking garage for building residents. While likely helpful in the building’s approval, this parking space does not seem necessary given the walkable nature of the surrounding location.
Overall, the new project will be a fantastic addition to the site. Adding 27 units in this location makes plenty of sense, and the high quality the design makes it an all the better addition to Brewerytown. Hopefully, continued development of this sort fills remaining available parcels in the neighborhood to help meet rising demand.
