Renderings have been revealed for a seven-story, 84-unit mixed-use development proposed at 130 West Girard Avenue in Northern LibertiesNorth Philadelphia. Designed by Studio HS4, with Colliers Consulting also as part of the project team, the new building will include around 57,000 square feet of residential space, 3,500 square feet of commercial space at the ground floor, and 11 parking spaces.

The building will feature a modern exterior with prominent use of brick, particularly at the ground floor, and rising to the sixth floor at certain locations. On floors three through seven, portions of the building will be clad with light gray paneling, with the entirety of the seventh floor clad in darker gray paneling. Many units will include balconies shown to have glass railings.

The building will offer a solid street presence, with high quality materials utilized at the ground level to make a welcoming pedestrian atmosphere. Here the highest concentration of limestone and brick may be found, paired with floor-to-ceiling windows in many locations. Street trees will be planted around the property’s perimeter, and the frontage along O’Neil Street in particular will feature ample green space.

The development will rise at a triangular site where a bank, surrounded by a parking lot, currently stands. The building, most recently occupied by BB&T, is a single-story suburban-styled brick structure with a sheet metal roof and minimal redeeming qualities. The bank includes a drive-through, which does not make for ideal use of space, given its surroundings.

The new building make for much better use of the space, given its proximity to the Market-Frankford Line and other forms of transit, as well as numerous commercial establishments nearby. The demolition of the bank seems to be a positive prospect for this densifying and growing neighborhood.

  1. I appreciate how the “diagonal” streets create these odd-shaped lots. It allows for some of the more creative and interesting projects.

This neighborhood is going to be even more incredible as all of these projects come on-line. These are all important pieces to the puzzle for fulling connecting Old City to Northern Liberties and Fishtown.
