Philadelphia YIMBY’s recent site visit has observed that construction work is complete at a five-story, 63-unit mixed-use project at 2315 North Front Street in East Kensington. Designed by HDO Architecture, the project spans 59,172 square feet and features ground-floor commercial space, a roof deck, and parking for 22 bicycles. Permits list Knight Rider Construction as the contractor and indicate a construction cost of $6 million.

Our visit found few signs of the still-recent end of construction, aside from paper coverings at the ground-floor retail space. As built, the structure appears somewhat different from what was shown on the original renderings, although the final result is something of an improvement over original plans, which were already attractive in their own right. The segmented facade is astutely comprised of red and black brick with gentle projections that add a sense of texture, depth, and rhythm to the composition and liven up the streetscape. Likewise, the globe sconce lights add a pleasant, urbane touch.
