A recent site visit has revealed that construction has still not started at a six-story, 110-unit mixed-use development at 1640-48 North Hancock Street in Olde Kensington, although the site has been cleared and appears ready for excavation. Designed by HDO Architecture, the building will feature commercial space on the ground floor and a garage. The structure will hold 119,155 square feet of floor space. Construction costs are specified at $10.5 million.

The development is bound by North Hancock Street to the east, Cecil B. Moore Avenue to the north, and Palethorp Street to the west. On one hand, we would have loved to see horse stables, a highly unusual and delightful, if problematic in some ways, use of urban land, continue to operate at the site. However, since the facility stands vacant at the moment, the new building will significantly improve the conditions at the site while adding a large volume of housing and retail to the neighborhood.

Why is it pending?
I like the look of it, so many new apartment buildings look exactly like so many other new apartment buildings, it is like they put a little effort into giving it a little design, even if it is just with the slick mostly black cladding.
