Philadelphia YIMBY’s recent site visit has revealed that construction work has still not begun at a single-family dwelling proposed at 1326 Palethorp Street in Olde Kensington, nearly three years after a zoning permit was issued in November 2020. The new building will replace a vacant lot on the west side of the block between West Thompson and Master streets, and will feature a roof deck. CANNOdesign is listed on the permits as part of the project team.
As during our past two site visits, in August and November of last year, this time around we also observed no changes whatsoever, down to the location of ground debris (e.g. what appears to be a door from a dilapidated single-story structure at the rear of the lot), to the vacant dirt lot enclosed by a wooden plank fence.
But while 1326 Palethorp Street remains an unfortunate gap in the streetwall of the rowhouse-lined block, the surrounding area continues to blossom with new construction, in large part thanks to the abundance of development-ready land, proximity to mass transit (the Girard Station on the Market-Frankford Line is located within a seven-minute walk to the southeast of 1326 Palethorp Street), and walking-distance proximity to in-demand neighborhoods such as Northern Liberties, Fishtown, and the Temple University campus.
