Construction Advances at Broad and Washington at 1001 South Broad Street in Hawthorne, South Philadelphia

Philadelphia YIMBY recently visited the site and documented the construction at Broad and Washington, a 15-story, 1,111-unit complex at 1001 South Broad Street in Hawthorne, South Philadelphia. Designed by the BKV Group, the complex will span an entire city block at the northeast corner of the intersection of Broad Street and Washington Avenue. The 1,516,218-square-foot development will cost nearly $306 million to build.

The development brings notable change block as one of the most significant mid-rise residential structures to go up on what was previously an all-commercial stretch. The Ellsworth-Federal Station on the Broad Street subway line sits within a few short blocks to the south, and the Lombard-South Station is situated within a slightly longer distance to the north.

  1. Looks good and interesting. It’s the Lombard/south station to the north and ellsworth/federal to the south.

  2. Before this development, this block was undeveloped for many many years, and prior to that it was light industrial, I believe, not commercial. Also, both Tasker-Morris and Snyder Station are to the South of this development, neither is northwest and the southwest, respectively. But if your looking to get on the BSL, Ellsworth -Federal station is literally a block away to the south and South street is about 6 blocks north, much closer than the two stations mentioned in the article.

  6. It looks like a Soviet housing project from the 1980’s. If it is for housing, it is am awful place for it. South Philadelphia is the most congested area of Philadelphia. This part is rife with so much crime that Target just closed a store there. Not a good thing at all.

    • The target that closed was in center city not south philly. The target is across the street from this project and is not closing anytime soon.

    • Agree with first reply, also, I can agree that the scale is a bit absurd compared to what’s around it, but Soviet housing projects have a defined look, and this looks nothing like one. I think it’s the scale that’s making you draw the connection. If a development of this size has to go here, they have made a valiente effort to break up the masses. I am most concerned with how it will feel on the streets around the development. We will see if this building activates the neighborhood or turns it into a ghost town.

      What in the world are you talking about – Target closed a center city store, not South Philly. The part of South Philly that this development is going up in is rather safe, and adjacent to some seriously sought-after neighborhoods (Bella Vista/Queen Village, Passyunk Square). There are unsafe parts of South Philly, just as there are any region of the city, but it’s neighborhood-dependent, and this one really ain’t bad.

  9. Glad to see construction progressing. With the nearby multistory mixed use development at the Italian Market and Washington, the area is clearly heating up. Hopefully the vibrant Viet community around there survives.

    To correct the above misinformation, the nearby Target is very much open and seems to be doing well. I’ve never had an issue finding bike parking nearby either, so parking doesn’t seem to be too much of an issue.

    Target only closed a location on 12th and Sansom in Center City — over a mile away. There is a Target across the street from this project that has no intention of closing. South Philly is not rife with crime, either. This is a prime location for dense housing and has easy access to the subway and many bus routes. Please do your research before posting nonsense.

  13. Thank you South Philly Living! Yes, know what you are speaking about before you open your mouth. Another Giant supermarket, yes yes, and the Target across the street is a premium Target; it is very much open and doing well. Whoever lives there will have access to many things. I live in Brewerytown Sharswood and will be happy to have another Giant access when I am in this area of the City, riding thru on my bike…

  14. Living and working in the Marine Club form 1991-2014 was one the best times of my life. So I can’t imagine living in that area what life would be like. The whole area looks great along Broad as well as Washington Ave east & west. Great win for Philly!
