Permits have been issued for the construction of a pair of identical developments located at 1710 and 1714 Master Street in Cecil B. MooreNorth Philadelphia. Once completed, each building will rise three stories and have a basement level plus a roof deck. The buildings will contain six residential units each. In total, the structures will span a combined 12,400 square feet of space (6,200 each). Here’s The Plan LLC is listed as the firm behind the projects’ design, while Omega Home Builders is handling the contracting work.

The buildings will each feature the same, modern facade that is fairly standard across Philadelphia development. At the ground level where the building meets the sidewalk there will be cast stone material, which will make for a nice street presence. Above, brick will rise the entire height of the structure. A large bay will be located on the second and third floors, clad in siding, as will be the non-street-facing portions of the buildings.

The new buildings are replacing a large vacant lot, one of many that have turned over to new development in recent years. As far as they go, this lot seemed to be out to higher use than many lots, as it was essentially used as a surface parking lot by surrounding residents. The unkempt lot was occupied by a variety of vehicles.

These two buildings are the latest in string of buildings to receive permits for what is a larger development spanning the entire block. Back in October of 2023, YIMBY reported on permits issued for a six-unit project at 1704 Master Street. Prior to that, YIMBY shared another permit for a six-unit building at 1700 Master Street. Between all of these projects, a considerable amount of density is being brought to what is currently a vacant lot. This added supply is a welcome change of pace in an area that is facing growing demand thanks to its prime location and proximity to Temple University.

 

No completion date is known for the project at this time.
