Permits have been issued for the construction of a three-story, six-unit multi-family building at 1704 Master Street in Cecil B. MooreNorth Philadelphia. The building will rise three stories tall and contain six residential units, all being apartments. Designed by Here’s The Plan LLC, the structure will yield 6,600 square feet of space. Omega Home Builders is the contracting firm behind the project.

The new building will feature a modern, fairly common exterior. At ground level, the building will meet the street with cast stone, transitioning to brick a few feet above, which will rise the building’s full height. At the second and third floors, a large bay window which will utilize a siding material that will also be used at the structure’s sides and rear.

The building will fill in a portion of a large string of vacant lots. These lots formed a large grass lawn at one time, though street imagery suggests that it was transformed into parking space over time. Nevertheless, as the site was never a true green space, the land usage was certainly poor in comparison to some of the far denser surrounding properties, so it is both unsurprising and positive to see dense infill at the location.

Active readers of the site likely recognize this site, and for good reason. Just recently, YIMBY shared an update for another project situated at this large vacant site, where another three-story, six-unit building is planned to rise. Omega Home Builders and Here’s The Plan are also handling work at that location, as the two structures are each a part of an overarching redevelopment of the vacant patch of land. Once completed, the dusty parking lawn of the past will make way for dense multi-family housing that will positively contribute to the surrounding area.

No completion date is known for the project at this time.
