Permits gave been issued for the construction of a new mixed-use building at 1628 Ridge Avenue in Francisville, North Philadelphia. Designed by Designblendz, the new building will rise four stories tall, with a commercial space at the ground floor. The rest of the building will contain seven residential units. In total, the building will span 8,537 square feet.
The new building will feature a modern exterior that is similar to many of the other new projects that have popped up along Ridge. The angular exterior will include a bay window that cantilevers from the main structure on a triangular pivot, providing a sleek design feature. Continually, similar angular window frames may be observed adjective to windows, where one side of the frame extend from the structure at an angle parallel to the large bay. Brick will cover the exterior over its entire height, though siding material will be used on the bay window to differentiate its appearance. This siding material will also be used on non street-facing portions of the building to decrease construction/material costs.
The project like just about every other along Ridge Avenue, is replacing a vacant property. In a time not so long ago, Ridge Avenue will filled with many vacant lots and under-used or round-down properties, but this area has seen a complete reversal on that more recently. In a span of time less than a decade, the corridor has seen a massive amount of development and is now lined with a slew of mixed-use buildings that have added hundreds of residential units to the neighborhood as well as lots of commercial space. Unfortunately, the increased density and commercial space in the area hasn’t fully translated to an elite commercial presence on Ridge Avenue, but it is still progressing and the addition of more units and space will further this trend.
No completion date is known for the project at this time.

Since this lot was given to FNDC for benefit of the community, will there be low income housing in this building to help the neighbors that are being priced out of the community? And what will the commercial space be that will be a community benefit?
