A recent site visit by Philly YIMBY has noted that construction work has not yet begun at a four-story, six-unit mixed-use development at 1437 Point Breeze Avenue in Point Breeze, South Philadelphia. The new building will replace a dilapidated two-story commercial structure on the east side of the block between Dickinson and Reed streets. The new development will span 11,200 square feet and will feature ground-floor commercial space. Permits list Lepore Properties as the contractor and specify a construction cost of $400,000.

The development will rise on Point Breeze Avenue, the neighborhood’s primary commercial corridor. The site is occupied by a two-story prewar commercial building, for years home to an athletic shoe store, most recently called Step to Run, and Bell’s Shoes prior to that. The store has sat shuttered for several years at this point. While the structure, with a red brick facade, projecting second-story bay windows, and a cornice with ornamented lot wall corbels, must have been attractive in its heyday, at this point, the rundown and long-boarded-up-property clearly looks more feasibly suited for redevelopment rather than restoration.

Wharton Square Playground, the neighborhood’s primary green space, is situated several blocks to the northwest, within an under-five-minute walk. Route 7, 17, and 29 buses service the surrounding area.

Permits for 1437 Point Breeze Avenue were issued in late May.

  1. Could be either contractor inability to get financing or councilmantic hold by councilman which looks more promising.
