Permits have been issued for the construction of a new mixed-use building at 6206 Germantown Avenue in Germantown, Northwest Philadelphia. Once completed, the new building will rise three stories, with a commercial space situated at the ground floor fronting Germantown Avenue. Above this, there will be three residential units. In total, the structure will span 3,744 square feet of space. 24 Seven Design Group is the architect for the project.

Unfortunately, no renderings or elevations are available that provide a full glimpse at the building’s facade, though diagrams do show off the building’s scale. The building will be rising on an oddly shaped lot, creating an interesting angle as the project wraps around the neighboring property. A courtyard space will be included towards the center of the building site to create openings for windows and allow for the placement of things such as exits and bedrooms which require this open-air access. The structure’s massing (though skinnier) appears to closely resemble the massing of the adjacent building.

The new building will rise on what is currently a vacant lot, one of very few on this stretch of the major corridor. The lot is certainly nothing special, just a bland patch of grass. On one side, the property is bordered by a different new-ish construction development (indicating the direction that this corridor is headed), while on the other side there is a larger vacant lot, offering potential for further construction in the future.
The new project will be a valuable and exciting addition for this stretch of Germantown Avenue. The project is the latest in an increasing flow of new activity and proposals in the neighborhood, and will provide a meaningfully positive bolster for the corridor and surrounding area once completed. The removal of a drab vacant lot along the area’s predominant thoroughfare is already a positive change, and the addition of a new commercial space will simply increase activity, while the new residential units will help support this growth.
No completion date is known for the project at this time.
