Permits have been issued for the construction of a new multi-family building at 3652 North 11th Street in Hunting Park, North Philadelphia. Once completed, the new building will rise three stories and will house three residential units. Loney Engineering & Consulting is the firm behind the project, which will span a total of 2,822 square feet of space.

The new building will feature a neo-traditional exterior that is intended to match the exteriors of surrounding properties. The structure will offer a porch space at the ground floor that matches the porches of neighboring homes, and even includes a raised triangulated crown to match the adjacent home to the north. At the second floor, the building continues to match the block, featuring a large bay window. Brick will be used on the bottom two floors to continue its effort to easily integrate the structure with the surrounding block. Meanwhile, the third floor will be set back from the street and will be coated in siding material, considering that it will be less visible from the street. This same siding material will also be used at the building’s rear.

The new structure will rise on what is currently a vacant lot, one of just a couple such properties on this block. The otherwise fully intact block still houses many original rowhomes, making the few abandoned properties stick out in a surely negative manner. The site at hand is a bland, unkempt parcel with a small wooden fence attempting to barricade the site from the sidewalk.
Overall, the new structure will be a big improvement for this location. It will be great to see the block begin to fill in once more and replace the damage that was done during the neighborhood’s unfortunate previous decline. Considering that the new development will match the surrounding context while also adding a solid density boost, the project should hopefully act as a leading example for other hopeful projects that can replace the remaining vacant properties in the vicinity.
No completion date is known for the project at this time.
