Permits Issued for 820 North 40th Street in Belmont, West Philadelphia

Permits have been issued for the construction of a new multi-family development proposed at 820 North 40th Street in BelmontWest Philadelphia. The new building will rise three stories and will contain five residential units. The structure will also contain a basement level and a roof deck that will be connected by two access structures atop the building. In total, the structure will span 5,362 square feet of space. Anthony Maso Architecture and Design is the firm behind the project’s appearance.

The new building will feature a modern exterior. Brick will rise along the structure’s full height, covering the entirety of the ground floor and surrounding a large rectangular and boxy bay window on the second and third floors. This bay window will see the usage of metal panelling that allows it to stand out a bit more and act as an accent.

The new building will be replacing a vacant lot. The particular lot is one in a string of such vacant properties and helps form a major hole in the middle of the block. The lots all saw a collective beautification effort similar to what happened on many other vacant swaths of land in the area: a white fence separates a mowed grass lawn with a couple of maturing trees growing around the periphery. Although the beautification efforts certainly helped the appearance of this vacant patch, the loss of this site still won’t be too significant for the surrounding neighborhood.

Overall, the new building will be a significant improvement for the site at hand, as the added five residential units will assist with the area’s repopulation and return to its relative appearance in the ore-war era. Interestingly, the development at hand is simply one of multiple current or potential projects to assist in the redevelopment of this particular patch of vacant land. In April, YIMBY reported on permits issued for a similar three-unit development located just next door to the site at hand.

No completion date is known for the project at this time.
