A new multi-family residential building has been approved for construction at 4139 Westminster Avenue in West Philadelphia. Designed by the 24/7 Design Group, the structure will rise on the south side of Westminster Avenue between North Holly Street and North 42nd Street. The permit lists YCY314 LLC as the owner. United Paint Group LLC is the contractor. The project will consist of a three-story building with a full basement and roof deck, accessed by two pilot houses. The development will yield four dwelling units. According to the zoning permit, the total building area will span 1,278 square feet on a lot measuring approximately 1,710 square feet.

The property falls within the RSA-5 zoning district.

The proposed structure meets required open space provisions, with 432 square feet of open area—amounting to 25.26 percent of the lot. A roof setback of five feet and a rear yard depth of over nine feet are also included. The total building height is expected to reach 36 feet 6 inches, remaining under the 38-foot zoning limit.

The project has also received approval from the Philadelphia City Planning Commission.

    Apple Maps shows a different “location” than described here.

    Why is this development listed under “Uncategorized”?

    Wait, there’s more:
    Located within walking distance to Fairmount Park and a hike to the Philadelphia Zoological Gardens.

    What about parking?
    This is a residential development.
    That should raise concerns.
