The new building will rise from a vacant lot measuring 13.9 feet wide and 70 feet deep, totaling 973 square feet of land area. The building will span a total construction area of 2,184 square feet and rise 35 feet to the top of the main roof, staying within the zoning height limit of 38 feet.
According to zoning documents, the development will house two residential units. Unit A will be located on the cellar and first floors, while Unit B will span the second and third floors with access to a private roof deck. A pilot house providing access to the roof deck will be situated toward the rear of the building and will remain within zoning height and setback requirements. The pilot house will be set back from the street-facing parapet wall and will be enclosed with a 42-inch-high guardrail.

The rear of the property will feature a yard 18 feet deep, exceeding the nine-foot minimum required for the zoning district. A bay window is planned to project from the second and third floors of the front façade, rising more than 10 feet above the sidewalk in accordance with city code. No off-street parking will be provided, which is permitted by-right for the zoning district.
The structure will be fully sprinklered. No excavation deeper than 60 inches is permitted under the current construction permit.
The development sits just west of Germantown Avenue and is located within walking distance of Temple University Hospital – Episcopal Campus. The site is served by several SEPTA bus routes and is a short walk from trolley service on West Dauphin Street.
