The first and second floors each feature a single dwelling unit with open living and kitchen areas located at the front and bedrooms toward the rear. The third floor follows a similar layout, with interior stair access to the roof deck through a small, enclosed bulkhead. The elevation shows a boxy, modern façade in keeping with infill trends in the area, although materials are not specified in the public filings.

No parking is proposed, and the building occupies the full width of the narrow lot. The structure will be fully sprinklered in compliance with NFPA 13R standards. The total reported construction cost is $275,000, including $35,000 allocated for excavation and $240,000 for general construction. Separate permits will be filed for plumbing, mechanical, and fire suppression systems.

Construction has not yet commenced, but permits were officially issued on August 1, 2025, indicating the project is now shovel-ready.

    There are three residential units.

    The first is a 1,247 square foot, bi-level, four bedroom occupying the basement and first floor. It has direct access to both front and rear yards. The 605 square foot, two bedroom, second floor apartment has a balcony. The 694 square foot, two bedroom, third floor unit has roof deck access.

    Thus, all three units have direct outdoor access.

    I am surprised that private homes are required to have a sprinkler system. I am sure it is a good thing and will save lives, but it would creep me out having a sprinkler system in my house..
