Zoning approval was granted in October 2022, confirming the erection of an attached structure with a roof deck and access structure. The parcel is zoned RM-1, which permits multi-family household living. The lot spans approximately 1,729 square feet, with 556 square feet reserved as open space, amounting to 32.2 percent of the site area. The building height is planned at 36 feet, remaining within the 38-foot maximum set for the district.

Project drawings indicate a four-unit layout, with multi-family use confirmed under occupancy classification R-2. The building will be fully sprinklered in accordance with NFPA 13. Plans also note excavation work with underpinning, and a covered walkway or sidewalk closure will be required during construction.

  1. Although there’s no way to replicate the design of the adjacent pre-war buildings, the covered porch and third floor setback will help contextualize the new structure.

The light well will, well, let in light. Well done.
