According to the issued building permit, the project is approved for use as a three-unit dwelling classified under Group R-2 occupancy. Separate permits are required for mechanical, electrical, plumbing, fire suppression, and excavation work.

Zoning approvals identify the property within an RSA-5 residential district. The lot measures approximately 1,704 square feet, with a proposed building footprint of 1,278 square feet, representing 75 percent lot coverage. Open area totals 426 square feet, or 25 percent of the site, provided at the rear yard. The building rises to a height of 49 feet, exceeding the district’s base 38-foot height limit, and was revised through the zoning process to reduce the residential count from four units to three. A nine-foot rear yard setback is maintained, consistent with dimensional standards shown on the approved plans.

Site drawings depict a ground-level garage accessed from North 22nd Street, providing one structured accessory parking space. Residential units are arranged vertically, with Unit 1 occupying the first floor above a basement utility level, Unit 2 on the second floor, and Unit 3 spanning the third and fourth floors. The fourth floor is set back eight feet from the front façade, creating a front deck condition at the third level. The front elevation presents a narrow, vertically organized façade consistent with attached rowhouse context. A garage opening occupies part of the ground floor frontage, with a separate pedestrian entry alongside. Upper floors incorporate projecting bay elements and recessed balcony space, while the fourth floor setback reduces visual mass at the roofline. A six-foot fence is proposed along rear and side yard lines where applicable.

An earlier permit for a similar structure expired prior to construction. The current building permit was issued in February 2026, clearing the revised three-unit development for construction in accordance with the approved plans. A construction timeline has not been announced
