Construction will utilize Type V-B methods and the structure will be fully sprinklered in accordance with NFPA 13 standards.

Zoning records indicate that the property is located within an RM-1 residential district. A zoning permit authorizing multi-family residential use was issued in September 2025, with an amendment approved in January 2026, for modifications to the roof deck access structures. The lot measures approximately 2,404 square feet, with a proposed building footprint of 1,605 square feet, representing roughly 66.8 percent lot coverage. The plans also show a minimum rear yard depth of 9 feet and a maximum building height of 34 feet 7 inches, remaining below the 38-foot limit.

And less than two blocks from the 52nd St. Station of the Market-Frankford Line and the 52nd St. shopping district. Too bad the original home was razed (between November 2020 and July 2024) rather than rehabbed.
