Permits have been issued for the construction of a three-story, four-unit multi-family residential building at 1128 North 41st Street in East Parkside, West Philadelphia. The project calls for an attached structure with a total construction area of 5,312 square feet. The property is owned by SFIG LLC. Haverford Square Designs is the project architect. Construction is being carried out by SZM Group LLC.
Construction costs are reported at $200,000.

Zoning records classify the site under the RM-1 district. Approved zoning documents specify the construction of an attached structure with a cellar and an accessory roof deck with a roof access structure. The permitted use is multi-family household living with four dwelling units, as confirmed in the zoning approval documentation. Plans indicate a lot area of 1,768 square feet. The zoning data table shows a building footprint of approximately 1,324 square feet and an open area of 443.6 square feet, representing roughly 25.1 percent of the lot. The rear yard depth is listed at nine feet, and the structure rises to a height of approximately 37 feet, below the 38-foot maximum permitted under RM-1 zoning.

Architectural drawings depict a three-story residential structure positioned along the street frontage, with a cellar level below grade. The design includes a private roof deck accessed via a pilot house, as well as interior stair circulation connecting all levels. A rear yard and open space area are provided at the back of the parcel, with additional site features including an existing accessory structure and a rear alley condition shown in the plans. Permits indicate that no excavation exceeding five feet is included as part of the approved scope.
The project introduces new residential density on the site while conforming to the dimensional and use requirements of the underlying zoning designation.

The Street Plan illustrates both 1128 and 1130 N. 41st St. as “proposed”. However, Google Maps July 2024 shows that 1130 is already built. Moreover, 1132 N. 41st St. is also finished, appearing as the mirror image of 1130, although the structure’s length is greater.
Given identical footprints, it’s likely that 1128 will appear quite similar, if not indistinguishable from 1130. And that’s a good thing, given 1130’s handsome almost all-brick front facade. And no visible utility meters! Where are they?
Love the attractive curved staircases connecting basement and first floor.
It’s unusual to display rooftop and parapet height in inches. A rooftop of 385 inches is equivalent to 32 feet, considerably lower than the zoning allowed 38 feet. YIMBY’s “additional site feature including an existing accessory structure” may be referring to the “existing storage garage” at 1126 N. 41st St. next door, as laid out in the Street Plan.
