Permits Filed For 2543 Manton Street in Grays Ferry, South Philadelphia

Permits have been filed for 2543 Manton Street in the Grays Ferry neighborhood of South Philadelphia. The vacant lot, located one property away from the corner of Manton and North 26th streets, will give rise to a two-household residential building with a roof deck. 2500 Manton LLC is the listed propeerty owner.

The proposal site is part of a fenced-in, overgrown grass lot that spans nearly half the block. Since the building will include only two units, it is basically a given that the structure would take up only a fraction of the lot. The site sits within a residential rowhouse neighborhood, generally quiet except for the elevated freight line running above South 25th Street at the east end of the block.

The area offers certain amenities conducive to residential growth. The Wharton Square and D Finnegan playgrounds are both located within a short walking distance, as is the Fresh Grocer of Grays Ferry, a major supermarket on Grays Ferry Avenue. Center City and University City both sit within a 10 to 15-minute car ride or bike trip.

Such amenities are some of the driving forces behind a recent increase in local development, which includes the recently announced residential conversion of a massive industrial loft at 2501 Oakford Street a block to the south. However, part of the appeal also comes from the neighborhood’s quintessential Philly charm, which drove producers of 2015 film Creed to use 2504 Federal Street, located on the opposite site of the block from where 2543 Manton Street is proposed, as the Rocky Balboa House.
