Permits have been issued for the construction of a three-unit multi family building at 522 West Berks Street near Temple University in North Philadelphia East. The building will rise three stories tall and will hold 2,917 square feet of interior space. A pilot house at the top will allow for access to a roof deck. Christopher Menna is listed as the project’s design professional, with JPL Construction Inc. as the contractor. Construction costs are estimated at $180,000.

The new building will replace a vacant lot, similar to nearly all new residential development in the area. The site is one part of a larger lot with several large trees, which sits between a prewar rowhouse and a modern multi-family development. A small wooden fence separates the site from the sidewalk.
The addition of three residential units on a property currently occupied by none is a great improvement for the site. This type of development is helping continue to change the tide in the neighborhood, which was dramatically hollowed out during its period of postwar decline. In recent years, a flood of small-scale multi-family buildings have been filling the blocks in the area once again, bringing many new residents and density to the area.
The Temple University campus is located within a seven-minute walk to the west. The Temple University Station of the Regional Rail, as well as the Broad Street Line, sit within close proximity to the west and offer convenient commute options to Center City and beyond. Olde Kensington and its many trendy restaurants and businesses sit within walking distance to the east.
No completion date is known for the project at this time.
