Permits have been issued for the construction of an 18-unit multi-family building at 2709-15 Cecil B. Moore Avenue in Brewerytown, North Philadelphia. Upon completion, the building will rise four stories tall and will feature amenity space and a roof deck. In total, the building will hold 21,030 square feet of space. Optimal Construction Group LLC is the contractor listed for the project. Construction cost is specified at $3,157,200.
The structure will replace a currently solo-standing single-story vacant structure. The building features an attractive cornice, with detailed windows and a smaller cornice above the ground floor entryway. The wide entrance has been boarded up since its abandonment. An awning sits above this former entryway. Celebration Banquet Hall formerly operated out of the building.
While the demolition of the unique building will be somewhat unfortunate, the new project will still offer a decent improvement for the block. The addition of new residential units will help fill the pent-up housing demand in the area.
The building sits in a minor transit desert, with SEPTA Bus Service as the only option for residents of the surrounding building. Ridge Avenue is located nearby to the east, and is on its way to turning into a prime commercial corridor as it is a major development hotspot.
No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.
