Permits have been issued for the construction of a multi-family building at 3422 West Clearfield Street in Allegheny WestNorth Philadelphia. Designed by CANNOdesign, the new building will stand three stories tall, containing 10 residential units (all apartments). The structure will span 8,349 square feet. Argo Development Group is the contracting firm.

The new project will replace a vacant lot, one of many to disappear from the area in recent history. While the lot is presently a rather dull grass lawn, not long ago a string of original rowhomes stood at the site. Each of the three homes had fallen into rather poor condition, though they were once rather attractive colonial-styled three-story homes with brickwork on the bottom two floors, and a shingled roof with a dormer windows on the third. While there was a time where these homes were likely fantastic renovation opportunities, that windows unfortunately came and went, and it is not too surprising to see these buildings be torn down given their worsened condition.

The new development will be a positive change of pace for the site, adding 10 residential units where there currently are none. Such a density increase has been seen elsewhere in the neighborhood, where recent years have seen the construction of a variety of townhome and small multi-family projects, as well as a larger 176-unit project on the way.

No completion date is known for the project at this time.

    Great to see growing investment in Allegheny West, a neighborhood long bereft of developer interest. And Laurel Hill Cemetery, well worth a visit, is an easy walk.
