Permits Issued for 176-Unit Building at 3417 West Indiana Avenue in Allegheny West, North Philadelphia

Permits have been issued for the construction of a seven-story, 176-unit mixed-use building at 3417 West Indiana Avenue in Allegheny WestNorth Philadelphia. Designed by M Architects, the building will span 150,000 square feet of interior space and feature multiple commercial spaces on the ground floor and 74 parking spaces, with 18 to be used as compact spaces, four set to be accessible, and four more for electric vehicles. Parking for 64 bicycles will also be included. A green roof will be located atop the structure. Permits list Indiana Heights LLC and Plymouth Square Associates as the owners and ANC Builders Inc. as the contractor. Construction costs are estimated at $25 million.

The building will feature an impressive modern exterior, with shiny finishes ensuring that it will stand out once completed. Gray-silver paneling will cover the majority of the facade, rising from the second through seventh floors. Black cladding will separate floor-to-ceiling windows, which will allow for ample natural light to reach interiors. On the ground floor and on less visible faces of the building, gray brick will also be used, adding texture to the design and improving its street presence. Bright orange accents are used on the ground floor and at the upper levels. New street trees will further increase the building’s positive effect on surroundings.

The new building will replacing a massive vacant lot that covers nearly the entire block. New townhomes sit at the northernmost portion of the block, one of the first new housing additions to the neighborhood in a long tome, although by now development has steadily picked up its pace and there are hundreds of units being built and in planning in the surrounding area. The site itself is nothing special, with grass beginning to grow it way back on a dirt-filled property cleared for new development which has yet to arrive. Luckily, it seems that now the property will be filled.

The new structure will be a massive improvement for the site, helping add a massive amount of density in an area where townhouses comprise the majority of living space. The added 176 residential units and multiple commercial spaces will help kickstart a stronger commercial presence in the neighborhood, which will in turn attract more development moving forward.

No completion date is known for the project at this time, though construction may be finished by late 2022 or 2023.
