Permits have been issued for the construction of a three-story single-family rowhouse at 2123 North Darien Street near Temple University in North Philadelphia East. The structure will rise from a vacant lot sited on the west side of the block between Diamond Street and West Susquehanna Avenue. Designed by Plato Marinakos, Jr. of Plato Studio, the building will span 2,319 square feet and will feature a basement and a roof deck. Permits list the Gilad Bergerin as the contractor.

Construction costs are indicated at $163,300, of which $150,000 is allocated toward general construction, $6,000 for electrical work, $6,500 for mechanical work, and $800 for plumbing work.

The structure will display relatively tall and narrow dimensions, as it will measure 14 feet wide, 35 feet deep (plus a seven-foot-deep rear yard), and 44-and-a-half-feet-high to the top of the pilot house.

2123 North Darien Street will rise a few blocks to the northeast of the Temple University campus. The Temple University regional rail station sits two blocks to thee south, and the Susquehanna-Dauphin Station on the Broad Street Line is situated within a ten-minute walk to the northwest.
