Philly YIMBY’s recent site visit has observed that construction continues to progress at Broad and Washington, a 15-story, 1,111-unit complex at 1001 South Broad Street in Hawthorne, South Philadelphia. Designed by the BKV Group, the development will span an entire city block at the northeast corner of the intersection of Broad Street and Washington Avenue. The 1,516,218-square-foot project will cost nearly $306 million to build.
The development brings notable change block as one of the most significant mid-rise residential structures to go up on what was previously an all-commercial stretch. The Ellsworth-Federal Station on the Broad Street subway line sits within a few short blocks to the south, and the Lombard-South Station is situated within a slightly longer distance to the north.

1,111 units is huge and very much needed. I love it.
Retired seniors. Now in Georgia. Want to move northeast area, utilize public transportation and looking to rent. We’re looking for 2/bedroom, washer/dryer and well equipped kitchen. When will this project be completed, what kind of upfront costs are we looking at and can we visit your project in the next couple of weeks when we’re planning a road trip.
This type of article is not extremely useful without at least a range of rent prices.
We’ll just have to wait & see what happens when all those people get down on the ground and overload the infrastructure. Long lines. Crowded train stations. No milk at the grocery store. Exciting!
