Permits have been issued for the construction of two residential projects proposed for development at 639 Spring Lane in Roxborough, Northwest Philadelphia. The project site is a two-parcel lot facing Spring Lane, bound by Manor Road and gold course Union League Liberty Hill on the back. Permits list Jaleen Development LLC as the contractor. KCA Design Associates LLC is responsible for the designs. Spring Lane Development LLC is listed as the owner.
The total cost of construction is estimated at $540,000, with $400,000 listed as the general cost of construction, $40,000 allotted for mechanical and plumbing work each, along with $20,000 for the excavation costs.
The project site spans an area of 13,480 square feet. The scope of work includes the construction of two detached structures to be utilized as single-family houses with a total built-up area of 5,549 square feet each. The residences will feature a rear deck and two accessory garage parking spaces each. Open landscaped area spanning 11,000 square will be developed on each parcel. The residences will rise to a height of 33 feet each. Both residences will feature partial walk-out cellars.
Separate permits are required to allow for mechanical, electrical, plumbing, and fire suppression work. The estimated construction timeline has not been announced yet.
The project site is located in a quiet residential neighborhood, just minutes away from the meadows of the Schuylkill River Education Center, the shopping and dining of Roxborough, Chestnut Hill and Manayunk, major roads and parks.
