Permits have been issued for the construction of a four-story residential building at 3725 Pulaski Avenue in Nicetown-Tioga, North Philadelphia. The project is located between North 16th Street, West Butler Street, and Pulaski Avenue. Designed by Designblendz, the development will deliver 30 residential units along with amenity space. Ken Group LLC is listed as the contractor.
The project will rise on a 0.32-acre site with a construction cost estimated at $3,000,000. The four-story structure will span a total of 36,081 square feet.

Plans call for three residential units and shared amenity space on the ground floor, while the second, third, and fourth floors will each house additional apartments. Twelve bicycle parking spaces will be provided along an accessible route at the ground level.

The building will top out at 38 feet and feature a fiber cement board-and-batten exterior with masonry accents at the base. Two new street trees will be planted along Pulaski Avenue, and landscaped buffers will enhance the rear of the property. A rooftop mechanical structure is planned but no occupiable roof deck is proposed.

Once completed, the development will add new multi-family housing to Nicetown–Tioga, supporting ongoing residential growth in the neighborhood.

The Erie station of the Broad Street Line is only 4 short blocks to the east.
There is nothing diversified about that neighborhood.
If you don’t belong there, don’t waste your time.
Meanwhile, the nicer neighborhoods will diversify (like it or not).
The site plan shows the development built on seven lots: 3725, 3727, 3729, 3731, 3733, 3735, and 3737 Pulaski Ave. Google Maps March 2023 shows that all but 3725 were vacant. At that time, 3725 held a three story home.
Unlike some North Philadelphia neighborhoods, Nicetown-Tioga did not suffer severe depopulation in the second half of the 20th Century. It’s good to see density investment occurring, suggesting demand for living there.
