The proposed height is 38 feet equal to the district maximum.
Building Permit was issued in February, 2026 for new construction of a three-story wood-frame attached structure on reinforced concrete footings and foundations, classified as Type V-B construction. The structure is designated as Group R-3 residential occupancy for one or two dwellings, with 2,421 square feet of new construction area and 720 square feet of earth disturbance.

With zoning authorization secured and the residential building permit issued, the new two-family dwelling at 2204 North 11th Street is cleared to proceed in accordance with the approved plans.
