The zoning permit approves the erection of an attached building with a roof deck and roof deck access structure. The zoning documents place the property in the RM-1 zoning district and list the approved use as residential household living, single-family. Plans show a compact 700-square-foot parcel with a 14-foot lot width and a proposed 526-square-foot building footprint. The zoning table lists a 25-percent open area, a 12-foot-six-inch rear yard depth, 176 square feet of rear yard area, and a proposed building height of 36 feet to the roof. The section drawing shows the pilot house rising to 45 feet, with the pilot house labeled for stair access only.
The site plan places the new building between existing three-story structures at 2517 Manton Street and 2511 Manton Street. With zoning and building permits now issued, the project may proceed as a three-story attached single-family dwelling with a roof deck under the approved plans.
