Permits have been issued for the construction of a three-story mixed-use building at 2558 Frankford Avenue in East Kensington. The development will rise from a vacant lot located along Frankford Avenue, near Arcadia Street. Frankford 2558 LLC is listed as the owner. Here’s The Plan LLC is the project architect. City Framers LLC is the contractor.
The development will span 3,000 square feet of new construction area. Construction costs are listed at $150,000, all attributed to general construction.

The approved scope of work calls for the erection of an attached structure of Type V-B construction. The building will include vacant commercial space on the basement and first floor, with separate permits required prior to fit-out and issuance of a certificate of occupancy. Two residential units will be located on the second and third floors. Zoning documents show the property within a CMX-2 zoning district.
The plans list a 1,010-square-foot lot, a 755-square-foot building area, and 25.2 percent open space. The zoning permit approves an attached structure with a cellar and a listed height of 34.75 feet.

The front elevation shows a contemporary three-story façade with large ground-floor openings, upper-floor windows, a mix of brick and panel-style exterior treatment, and a vertical accent bay along one side of the façade. No full-color renderings have been revealed, though the submitted elevation provides the planned massing and façade layout for the building.

The building will be fully sprinklered, with NFPA 13 required throughout the commercial space and NFPA 13R required throughout the residential portion. Separate permits will be required for mechanical, electrical, plumbing, and fire suppression work. The estimated construction timeline has not been revealed yet.

According to Google Maps street view, the described building at 2558 Frankford Avenue was constructed in 2017. Ever since, the commercial space has been boarded over and the manufacturers name tags remain on the upper floor windows. In 2023, a sign stated “Available New Retail Space”. In 2025, a “for sale” sign hung from the Frankford St. facade.
BTW, this is one attractive structure — the front facade is a mix of glass, brick, masonry, and wood (or wood look alike). There’s no paneling.
