Construction has broken ground on Innovator Village, a residential development at 2401 Washington Avenue in the Graduate Hospital neighborhood of South Philadelphia. Developed by Philly Living, the project will consist of 86 homes within a five-story multi-family structure, as well as a number of single-family homes. The retail portion along Washington Avenue will span 15,000 square feet.
The project will be built through four phases. Phase one will bring eight townhomes, each starting at $800,000. Phase two will see a total of 26 units built, with a mix of townhomes, condos, duplexes, and quadplexes. Phases three and four will hold the construction of the main 56-unit apartment building.
The townhomes will span 3,000 square feet and feature four bedrooms, three-and-a-half bathrooms, and two-car garages.
Renderings of the project depict an industrial design that matches the nearby Chocolate Factory development. The main building will have an ornate brick façade with large windows. The windows at the top of the structure feature an arched design, while the ground floor will incorporate floor-to-ceiling glass. The townhomes also have attractive brick façades with a denser array of smaller windows. Each of the townhouses will have a roof deck that should provide sweeping views of the Philadelphia skyline.
The homes will feature hardwood floors, stainless steel kitchen appliances, and walk-in closets with custom shelving.
The buildings will positively contribute to the surrounding streetscape. Many street trees will be planted, and a large number of bike racks will be installed. These features will front Washington Avenue, South 24th Street, and South 25th street.
The project will be a positive addition to the neighborhood once completed. The density and retail space that will be found along Washington Avenue will help with its urban transformation as well as help support local businesses nearby.
Construction is expected to take two years.
