Permits have been issued for 1316 and 1318 North Franklin Street in the neighborhood of Ludlow, located in North Philadelphia. Each permit calls for the construction of a four-story, five-unit structure, making for a combined total of 10 units.
The lot at number 1316 currently houses an attractive pre-war row home. It is unfortunate that this building will be demolished, but the added density that would come with this development is a certain positive. The lot to the north, at number 1318, is currently vacant. 1316-18 North Franklin Street is the listed owner for both properties.
Borco Construction LLC is listed as the contractor for the project. Estimated Construction costs will be $750,000 for each building, adding to a combined $1.5 million investment.
