A zoning permit has been filed for the construction of a single-family structure at 52 Dearborn Street in the Haddington neighborhood in West Philadelphia. The building will span a footprint of 540 square feet and will feature a roof deck. IRA Development LLC and Mikos Enterprises LLC are the listed owners and Maher Abdelaal is the design professional.
The structure will fill a vacant grass lot on the west side of the block between Market and Arch Streets. Lined entirely with two-story prewar townhouses, the block has seen a number of rehabilitations over the past decade including the rowhouse to the south of the property at hand, which was restored to residential use some time between 2014 and 2018. 52 Dearborn Street will be the first new structure built on the block and the surrounding area in the postwar period.
52 Dearborn Street sits three blocks northeast of the 52nd Street Station of the Market-Frankford SEPTA line. This transit adjacency increases the likelihood of further construction filings on the surrounding blocks in the future, especially since University City-adjacent neighborhoods to the east, such as Mantua, are already seeing a surge of new construction proposals.
