Permits have been filed for the demolition of a vacant three-story building at 2246 North Hancock Street in Norris Square, North Philadelphia. The property is located on a block between West Susquehanna Street and West Dauphin Street. The prewar residential building, formerly a single-family dwelling, will be torn down as part of the City of Philadelphia Demolition Program. The gross floor area of the building is 1,200 square feet and the cost of work will be $20,000. The property is owned by Peets Enterprises LLC. Mangual Demolition Inc. is the listed contractor.
The brick-clad structure was damaged by a fire a few years ago. The contractor will also be adding stucco to the to-be-exposed lot walls at 2244 and 2248 North Hancock Street, the two buildings adjacent to the property. A six-foot-high, 30-foot-long fence will be erected at the rear of the property along 2248 North Hancock Street. the work also includes an erosion control mat with seed on lot and the replacement of the sidewalk in front of the building.
Down the street to the south of the property is the Norris Square Park, a major communal public space with a basketball court, playgrounds, and benches. The York-Dauphin station of the Market-Frankford SEPTA line sits six short blocks to the east. Temple University sits within a 25-minute walk to the west.
