Permits have been filed for the construction of a two-family attached structure at 5809 Larchwood Avenue in Cobbs Creek, West Philadelphia. The structure will replace a long, vacant lot blanketed with grass. The site sits close to the corner of Larchwood Avenue and South 58th Street. The property is owned by City Block Acq IX LLC.

The structure will fill one of the few vacant lots in an area where many prewar structures remain preserved. The building will rise between two two-story rowhouses on either side, in a style typical for the area, with large front yards. The structure will span a 1,246-square-foot footprint.

Several blocks to the north is the Morris Recreation Center at 5835 Spruce Street with indoor and outdoor amenities such as playground space. The Sayre Hamilton School and Alexander Hamilton School also sit nearby. The 60th Street Station of the Market-Frankford line sits several blocks further to the north.
