An 88-unit residential building has been proposed for 4219-23 Chestnut Street in Spruce Hill, West Philadelphia. The structure will replace a two-story commercial building that was previously occupied by a dialysis center. The new development will feature a roof deck and 26 parking spaces.
The site sits in a rapidly developing neighborhood, located within a ten-minute walk of booming University City to the east. The Postmodernist dialysis center that will be torn down is itself a relatively new addition to the neighborhood, and replaced a dilapidated commercial structure.
The surrounding area has seen a considerable revival over the past few years, with a five-story structure rising directly to the east in 2017, a six-story luxury apartment building explicitly geared toward university students rising down the block to the east in 2019, and more similar structures erected in the vicinity in recent years.
As is the case for cities such as Philadelphia, development is a balancing act between preserving historical heritage and developing the urban landscape. The area is home to many preservation-worthy prewar buildings, yet it also features plentiful vacant sites and parking lots ripe for redevelopment.
