Exterior work is wrapping up at Liberty Flats, a multi-family development located at 526 Brown Street in Northern Liberties, North Philadelphia. Developed by Trinity Realty Companies, the structure rises six stories and includes 36 condominium units in one- and two-bedroom layouts. Amenities include a nearly 2,000-square-foot roof deck with patio space and skyline views, as well as 14 parking spaces and a storage unit for each condo located in the cellar. The property will also include 3,000 square feet of ground-floor retail space.

The red brick structure features a modern take on industrial style, with large loft-style windows with black mullions. Floor-to-ceiling windows line the ground-floor retail space.

The built façade followed the renderings rather closely. The brickwork is the most prominent feature of the structure, with its long rows and columns. Black cladding is also present in the back of the property.

The project stands in a highly desirable location, within walking distance of Liberty Lands, which will provide residents with plentiful green space, as well as the 2nd Street commercial corridor and its restaurants and shops. The Spring Garden station of the Market-Frankford SEPTA line is located several blocks to the southeast and provides access to Center City, University City, and beyond.

Liberty Flats is one of many residential developments in progress in Northern Liberties, though its size makes it stand out at its location on the western edge of Northern Liberties, where the neighborhood transitions into Poplar. The retail space on the ground floor benefits the surrounding blocks and the added residential density will help support the local businesses and eateries for which NoLibs is known.

No completion date has been announced, but the building may be finished by 2022.

  1. The steel beams (?) separating every other window looks bad, but the brickwork looks pretty good.
