Permits have been filed for the construction of The Maven, a mixed-use development at 1533 Ridge Avenue in Francisville, North Philadelphia. Designed by CANNOdesign and developed by Khosla Properties, the 23,665-square-foot building will yield 28 apartments and a ground-floor commercial space on Ridge Avenue. Units will come in one- and two-bedroom layouts. Construction costs are estimated at $3.9 million.
Renderings depict a stately brick structure with large windows. The ground floor features floor-to-ceiling windows framed by an ornamented brickwork façade. The contemporary-styled cladding is sure to stand out within the neighborhood. Amenities include keyless entry and custom closets. The building will include a roof deck and large private patios.
The edifice will rise from a mostly vacant plot. A rundown two-story brick structure sits in the back of the property on Parrish Street.
The project is yet another on a roster of developments that are set to break ground on Ridge Avenue. Francisville will see hundreds of new residential units in the coming years, ushering a development boom that the neighborhood has not seen in decades.
Almost all of the new projects on Ridge Avenue feature ground-floor retail space. Increased density will boost pedestrian presence on the street and is likely to attract commercial tenants to the retail corridor.
The project is expected to be delivered in the first quarter of 2022.
