Construction has topped out at 1331 South Juniper Street, a four-story mixed-use building in Passyunk Square, South Philadelphia. Designed by Moto Designshop and developed by High Top Real Estate and Development, the project involves the construction of a three-story addition atop a single-story brick industrial structure. The new building will yield 18 residential units along with ground-floor commercial space. A roof deck will offer views of the Philadelphia skyline.
As rendered, the structure features a modern design with gray steel cladding and dark gray accents. The brick base will be painted black to match the aesthetics of the new construction, and stretches of floor-to-ceiling windows will be installed to add an inviting touch to the retail component. Above, the structure incorporates an irregular fenestration with tall rectangular windows in a staggered grid, as well as a number of small balconies lined with glass railings.

Recent photos show the state of work on the building, which is now fully framed out. All of the windows have been installed on the upper levels, and the exterior currently sits wrapped in Tyvek awaiting the arrival of the façade paneling. Work has yet to begin on the balconies, and the ground floor is still without its windows.

The southern face of the building will be left blank due to the property line. It will eventually be enclosed entirely in gray cladding, with dark accent lines delineating the separation between stories.

Though Juniper Street is a largely residential thoroughfare, the specific block the project is located on is home to many industrial structures. The project’s contributions of fresh retail space and added density will be refreshing and should spark further development on the street in the future.
The site is located near the Ellsworth Federal Station of the Broad Street Line. Just two blocks away is Columbus Park, a large green space spanning an entire block. The Italian Market and Passyunk Avenue are also located nearby, offering a variety of restaurants and businesses.
No completion date has been announced for the project, but work will likely wrap up sometime this year.
