Permits have been issued for the construction of a seven-story mixed-use structure at 1321-23 North Front Street in Fishtown, Kensington. The 31,167-square-foot building will yield 36 apartments as well as ground-floor commercial space and accessory parking. The project will cost an estimated $4 million to construct.
The new development will replace a single-story structure formerly occupied by Bikes N Beans, which vacated the property in July. The current building features a white façade featuring street art murals on the front and back. The new plans will certainly improve the site with increased density.
The property sits in an incredibly prime location in Fishtown. In addition to the lively pedestrian traffic on Front Street, the site is also just one block away from Frankford Avenue, a second commercial corridor with variety of shops and restaurants. The Market-Frankford Line runs above the street on elevated track, and the Girard Station is located just steps away, providing convenient transit access.
Though no completion date has been announced for the project, construction may begin at any time now that permits have been issued.
