Permits Filed for 1900 North Front Street in Norris Square, North Philadelphia

Permits have been issued for the construction of a six-story mixed-use structure at 1900 North Front Street in Norris SquareNorth Philadelphia. Designed by Coscia Moos Architecture, the 83,790-square-foot structure will yield 105 apartments and 6,676 square feet of ground-floor retail space. The building will also feature a roof deck with three access structures.

Renderings depict a contemporary design clad primarily in gray paneling, with sections of darker gray and bright orange accenting on multiple corners. The ground floor features a mix of red brick and floor-to-ceiling glass. The structure will be highly visible from its location adjacent to the Berks Station of the Market-Frankford Line, which also provides incredibly convenient transit access.

The southern elevation incorporates two protruding columns with a massing of irregularly stacked boxes. These are topped with small balconies, presumably for private apartments.

The project shares many similarities to a development just steps to the south, located at 1827 Hope Street, which was also designed by Coscia Moos. Together, the developments will help to transform the area around the Berks Station with many residents and new retail space.

The new building is replacing a partially vacant property. Only two structures remain on the plot: a one-floor retail structure with small artwork in its windows, and a small mixed-use structure. The latter stands three floors tall and features a small bar and restaurant space with residential area on the upper two floors. Overall, the height and density boost with the expanded retail space present a positive change for the area, which is in the midst of a development boom that looks poised to continue.

A pleasant and welcoming street scale will be brought to the neighborhood once the building is completed. Trees will be planted along the sidewalk, improving the atmosphere of the streetscape.

The project will not include parking, as it is a transit-oriented development. The project is expected to cost an estimated $9,045,582 to build. A completion date is not known.
